IMPORTANT NOTES RE PRICES

DEPOSIT AND PAYMENT
A deposit of 25% of the rent is required to secure your booking.
The balance is payable 8 weeks before your arrival date. A damages deposit of €500 or 25% of the rent, if greater, is also due 8 weeks prior to the arrival date. If a booking is made less than 8 weeks before the arrival date, 100% plus the damages deposit is required to secure the booking.
If you cancel, or fail to pay the balance by the due date, all amounts paid to secure the booking are forfeited, and only the damages deposit will be returned. Damages deposits, less any deductions (including expenses) are returnable after the departure date.
Breakages will be recharged on a replacement as new cost basis.

INSURANCE
It is a condition of our contract that tenants will have taken out travel and medical insurance.

CONTRACT
Subject to contract and (in Spain) signature of our local community's residents' charter, which imposes standards of neighbourly behaviour on our community, especially with regard to quiet enjoyment.

EXTRAS
In response to the recession, we have cut our rents by some 40%. Our quoted rates, which are not negotiable, include these discounts. We have adopted the low cost airline approach, and re-charge all expenses we incur to tenants, as follows:
Electricity - according to meter readings (typically €100-150 pw); spa in Spain (and air/con in Spain & Tuscany) will each add some €150-200pw, plus standing charges (Tuscany 79cents, Cornwall 5p, Spain Nil per day). Please note that in Spain we have significant electrical installations, including 206 individual-transformer-powered ceiling lights which can use a huge amount of power, even when dimmed. We give guidance as to the most economical use, if desired.
Water - €5 per day (winter); €7 per day (summer) (Spain & Tuscany only)
Phone (standing charge for wi-fi) - €1.46 per day (Spain); €1.53 per day (Tuscany); £0.59 per day (Cornwall)
Gas: €10 per day (summer); €40 per day (winter) (Tuscany only – yes gas in Tuscany is very expensive!)

Oil & Gas: £5 per day (summer); £10 per day (winter) (Cornwall only)

Refuse collection: £5 per week (Cornwall only)

Laundry - €9  (Spain) or €15 (Tuscany) per set of linen & towels issued, plus €15
Cleaning on departure - €15 per head (Spain & Tuscany); from £50 (Cornwall)
Daily maid service (2 hours per working weekday - mandatory) - free, except for weekly rents less than €2,251: €15 per hour (Spain & Tuscany only)
Check-in/admin fee: free, except for weekly rents less than  €2,251 €75 per stay (Spain & Tuscany); £90 (incl. VAT) (Cornwall)

LARGER GROUPS
Surcharge of 7.5% of total rent, if at any time the number of guests staying overnight, or different number of beds used, exceeds 8.

VALUE
Even with these extras, our properties offer incredible value, compared to similarly priced alternatives.

NO STAGS OR HENS
Please note that we do not accept hen or stag parties, nor will we contract with a person under 25.

TOURS & COURSES
We can also include limousine service, cultural tours, cooking/ art/ photography/ film courses.

FULLY SERVICED BASIS
Fully serviced, all-in, including half/full board with top quality cuisine and daily/live-in maid services, from €4,700pw, depending on the number of people staying in the house and the details of the service you would like us to provide.

LONGER LETS
Reductions for lets longer than 6 weeks.

WHY DO WE RECHARGE EXPENSES?
Why do we now charge nearly all expenses as extras? We have reduced our rents by 40%. The difficult economic circumstances mean that many of our tenants wish to keep their holiday costs to a minimum. A fixed charge (included within the rent) unfairly penalises smaller groups, who would inevitably have to pay more than their fair share (especially if there has been low electricity usage).
