Its panoramic view over the Camel Estuary is one of the very best in the area.</span></span></p>

<p><span style="color: #ffffff;"><span style="color: #000000;">When we took over the property from a relative in 2002, we instituted a programme of careful updating of the facilities, including a second bathroom and a TV room with DVD/freeview box &amp; satellite connection facilities. Wireless broadband was added in 2006; in 2007 the living room was enhanced with new armchairs and sofas; in 2008 a large bookcase was added to the Living Room. However, please note that we deliberately keep the house in a shabby condition ('shabbychic' is an Italian expression!) and the facilities can at best be described as basic. So why do we get more repeat tenants at this property than at either of our other properties? Less is more, perhaps...?</span></span></p>

<p><span style="color: #ffffff;"><span style="color: #000000;">The&nbsp;</span><b><span style="color: #000000;">Living Room&nbsp;</span></b><span style="color: #000000;">(22&rsquo; x 13&rsquo; 6&rdquo;max) features two picture windows, giving wide panoramas over the mouth of the Camel Estuary. The room is furnished with&nbsp; sofas, a double sofabed, three armchairs, a partner&rsquo;s desk, side tables, a large bookcase, bookshelves, telephone, Epson USB printer and a small TV. The room is heated by fast action convection heaters.</span></span></p>
<p><span style="color: #ffffff;"><span style="color: #000000;">The&nbsp;</span><b><span style="color: #000000;">Dining Room</span></b><span style="color: #000000;">&nbsp;(10&rsquo; 6&rdquo; x&nbsp; 9&rsquo;6&rdquo;) features a full height upvc-framed sliding window to the Patio, giving good views of Stepper Point and Gulland Rock, and is furnished with a sideboard, dining table and chairs and Yamaha upright piano (which guests are invited to play).</span></span></p>
<p><span style="color: #ffffff;"><span style="color: #000000;">The&nbsp;</span><b><span style="color: #000000;">Patio</span></b><span style="color: #000000;">&nbsp;immediately outside the Dining Room shares the same view and faces the prevailing wind, yet is remarkably sheltered and also catches the sun. It is furnished with three tables, chairs and a large parasol for summer use.</span></span></p>
<p><span style="color: #ffffff;"><span style="color: #000000;">Annexed to the Dining Room is the&nbsp;</span><b><span style="color: #000000;">TV room&nbsp;</span></b><span style="color: #000000;">(7&rsquo; 6&rdquo; x&nbsp; 9&rsquo; 6&rdquo;), furnished with bookshelves, single bed, sofabed and bean bags and equipped with a Dolby 5.1 Sony Home Cinema system, DVD player and freeview box, with satellite connections for a Sky Digibox (box and card to be provided by guests).</span></span></p>
<p><span style="color: #ffffff;"><span style="color: #000000;">The&nbsp;</span><b><span style="color: #000000;">Kitchen&nbsp;</span></b><span style="color: #000000;">(20&rsquo; 7&rdquo; x 10&rsquo; 4&rdquo; max) is built round an oil-fired Rayburn stove. It is divided into two sections: the larger with the Rayburn, fridge, dishwasher, microwave, hi-fi system, toaster, dresser, cupboards and airing cupboard; the smaller with double drainer sink, washing machine, Stoves gas hob and electric oven.&nbsp; Cooking and heating are thus by electricity, gas and/or Rayburn. There is also an immersion heater. The small table (by the&nbsp;east-facing window&nbsp;overlooking the garden) is for breakfast use, etc.. A walk-in&nbsp;</span><b><span style="color: #000000;">Larder&nbsp;</span></b><span style="color: #000000;">and the back door adjoin.</span><b><span style="color: #000000;">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;</span></b></span></p>
<p><span style="color: #ffffff;"><span style="color: #000000;">St Petroc has 3 principal bedrooms:&nbsp;</span></span></p>
<p><span style="color: #ffffff;"><span style="color: #000000;">The&nbsp;</span><b><span style="color: #000000;">&lsquo;Mid Ocean&rsquo; Bedroom</span></b><span style="color: #000000;">&nbsp;(13&rsquo; 4&rdquo; x&nbsp; 8&rsquo;) is a west-facing double bedroom, with views over the garden to Stepper Point, furnished with a 5&rsquo; double bed, chest of drawers and built in wardrobe.</span></span></p>
<p><span style="color: #ffffff;"><span style="color: #000000;">The&nbsp;</span><b><span style="color: #000000;">&lsquo;Marbella&rsquo; Bedroom&nbsp;</span></b><span style="color: #000000;">(12&rsquo; x 11&rsquo;) is an east-facing twin bedroom with views over the side garden, furnished with two twin beds (which may be put together as a double bed), bedside drawer units, chest of drawers, wardrobe and bookcase.</span></span></p>
<p><span style="color: #ffffff;"><span style="color: #000000;">The&nbsp;</span><b><span style="color: #000000;">&lsquo;Muirfield&rsquo; Bedroom&nbsp;</span></b><span style="color: #000000;">(12&rsquo; 8&rdquo; x 12&rsquo; 8&rdquo;) is an east-facing twin bedroom, with views over the side garden, furnished with two twin beds (which may be put together as a double bed), full size double bunk bed, built in cupboard and chest of drawers.</span></span></p>
<p><span style="color: #ffffff;"><span style="color: #000000;">The TV Room/Living Room bed/sofabeds allow for further sleeping accommodation, if required.</span></span></p>
<p><span style="color: #ffffff;"><span style="color: #000000;">There are 2 bathrooms: the&nbsp;</span><b><span style="color: #000000;">Principal Bathroom</span></b><span style="color: #000000;">&nbsp;contains a power shower, bath, WC and basin with shaver unit; the&nbsp;</span><b><span style="color: #000000;">Second Bathroom</span></b><span style="color: #000000;">&nbsp;comprises a bath with shower attachment and basin; although the facilities are old, some prefer them to the Principal Bathroom. <p><span style="color: #ffffff;"><span style="color: #000000;">The lawned&nbsp;</span><b><span style="color: #000000;">Garden</span></b><span style="color: #000000;">&nbsp;(which includes&nbsp;</span><b><span style="color: #000000;">parking facilities</span></b><span style="color: #000000;">&nbsp;for up to 4 cars) amounts to approx 1/3 acre. Across the lawns, carefully positioned trees and shrubs abound, through which paths lead to smaller outposts with widespread sea views. The layout of the garden creates the wind shelter effect experienced on the Patio.</span></span></p>
<p><span><span style="color: #ffffff;"><span style="color: #000000;">The&nbsp;</span><b><span style="color: #000000;">G</span></b></span><b><span style="color: #ffffff;"><span style="color: #000000;">arage</span></span></b><span style="color: #ffffff;"><span style="color: #000000;">&nbsp;is used primarily for our personal storage, but also includes a deep freeze and the BBQ is stored here when not in use.</span></span></span></p>]]></description></item></channel></rss>
